Construction Phase
Excavation & Site Work Now that all permits are in place and construction is ready to begin, this initial stage is the quickest stage within the construction phase. At this stage, your property will be cleared of necessary trees, or structures that will impede with the design of your new home and final landscaping. Sanitary and drainage systems will likely be put into place during this stage as well.
Concrete & Foundation Work The foundation is is one of the most critical elements of home and it is crucial that an experienced builder like the Rockridge Group be used. Foundations can range in height from 9 to 20 feet and a cost to benefit analysis must be conducted during the design phase using the clients design vision and project budget as gauge to determine they type of foundation to be constructed . A waterproofing system with built in redundancies to protect the foundation, slab, and footings will be applied at this stage as well.
Rough Carpentry & Exterior Work This is the stage where a home begins to materialize into a structure and our client will be able to see the beginning shapes and spaces of their design vision take form. The roof is started and predominately finished during this stage. Windows, select doors, exterior siding, and masonry are being installed and completed while exterior finish trim and copper waterproofing begin to be installed and completed in stages to follow.
MEP Roughing This is another crucial stage of the building process and the length of time for this stage depends upon the complexities of the different types of mechanical, electrical, and plumbing (MEP) systems that are incorporated into the design of the home. Home automation, mechanical, and lighting systems are a big part of what makes a home a comfortable, livable, and enjoyable space, and it is imperative that only the best MEP and home automation trades be used to ensure the work is done with great care and expertise.
Drywall & Insulation At this stage, the spaces within the home truly take their form. Drywall is installed on all the interior walls, but not before the insulation, sound proofing, and air-sealing foam are installed throughout the home. Clients can choose from traditional batt insulation, or can opt for more energy efficient but costlier open or closed cell foam insulation.
Finishes This is the stage where all the time and energy spent on picking out just the right millwork, cabinetry, mouldings, flooring, stone, paint colors, and hardware finally start to pay dividends; the interior and exterior spaces of the home start to become visually exciting, real, and tangible. The finish line is just a short distance away!
MEP Finishing MEP trades install all the final lighting, plumbing, and mechanical fixtures and trims and go through start-up and testing of all the mechanical and automated systems in the home.
Punch-list & Close-Out The finish line! All minor touch-ups to finishes within the interior and exterior of the home are completed at this time. A full cleaning of the windows and the home as a whole follow, and village, town, and municipal final inspections are completed. Product manufacturer and workmanship warranties along with all applicable operations and maintenance manuals are given to the client.
